What is a portfolio landlord?
A portfolio landlord is a borrower with four or more distinct mortgaged buy-to-let UK rental properties. This includes holiday lets, properties owned through a limited company, ‘consent to let’ properties and all buy-to-let mortgages owned solely or jointly.

Information needed from portfolio landlords
Since 2017, the Bank of England’s Prudential Regulation Authority (PRA) has required lenders to ask for additional information from portfolio landlords such as:
- Property portfolio spreadsheet,
- Cashflow forecast spreadsheet,
- Income and expenditure spreadsheet,
- Business plan,
- Three months’ bank statements,
- SA302s and tax overviews from HMRC,
- Tenancy agreements for all properties
Since this came into effect, applications have become more time-consuming, lenders take longer to decide on loan applications and there have been more declines and re-applications.
